Frequently asked questions about our tenant screening
Application Requirements
All applicants age 18 and older must:
- Complete a rental application
- Provide a valid government-issued photo ID
- Complete screening through our third-party provider
Income Requirements
- Minimum gross income: 2.5–3x monthly rent
Acceptable proof includes pay stubs, bank statements, or employer verification
Occupancy Standards
- Maximum occupancy based on local housing guidelines
- Generally 2 persons per bedroom
Credit & Background Screening
All applicants will be screened for:
- Credit history
- Rental history
- Criminal background (as permitted by law)
Screening fees (paid directly to provider):
- Single applicant: $53
- Co-applicants/roommates: $96
- Married couple: $65
Rental History
- Positive rental history required
- No evictions within the past 3–5 years
No outstanding landlord balances
Communication
Applicants will be notified of approval, conditional approval, or denial.
Identification Policy
Applicants must provide a valid government-issued ID.
We do not request or require immigration or citizenship status.
Application Processing
• Applications are reviewed using consistent criteria
• Applications may be processed in the order received
• Incomplete applications may delay approval
Denial Criteria
Applications may be denied for:
- Insufficient income
- Unsatisfactory credit history
- Negative rental history or recent evictions
- False or incomplete information
